site in 2000 with plans to redevelop the former steel mill location into a regional distribution center for the movement of goods. The Inland Empire area services as the major distribution enter for the southwestern
United States. The site offers direct, on-site access to the Union Pacific and Burlington Northern Santa Fe freight rail lines. It is conveniently accessible to Interstate 10 and 15.
CROSSroads business park shea business center

Crossroads Business Park represents one of the first master planned large scale corporate distribution developments in the Inland Empire. Catellus was looking to maximize the long term value of the property by providing the highest quality of build-to-suit opportunities in the region. HPA, Inc.,
went beyond the then current criteria and investigated what corporate users valued most in a distribution facility. The tenant list indicates a successful project that redefined what a class A facility provided. There are many national and international names: New Balance, Gillette, and the LA times among many others. This development became the standard by which corporate distribution master plans were assessed for the following decade. Shea Center Ontario Distribution Center is a total of approximately 1.5 million square feet just south of Crossroads Business Park.
Space center

The Space Center in Mira Loma is a long-term industrial development with facilities dating from the 1950’s. HPA, Inc., has been involved on this
core project and many other regional projects with the Space Center Group over 25 years. The task in the Space Center master plan was to phase new development over time, while maintaining maximum value in the existing facilities which are rail served and to also plan for their eventual re-development. Newer build-to-suit facilities include an 80,000 square foot facility for Home Depot, a 500,000 square foot facility for Maytag, a 300,000 square foot facility for K-Swiss, and a 400,000 square foot facility for General Tire.
Valencia gateway i,ii,iii,iv & v
Location: Valencia, CA

The Valencia area attracts more manufacturing operations and fewer large scale distribution operations than the Inland Empire, where HPA has been responsible for most of the industrial master planned acreage. The Gateway projects by Newhall Land & Farming and The Valencia Company
accommodated a wide range of tenant configurations and sizes. Gateway buildings range from 20,000 square feet to over 260,000 square feet. They are used in a wide variety of industries; from Pharmaceutical research and manufacturing to chocolate making, to avionics assembly. HPA was able to leverage their extensive industrial land planning experience to create a very efficient land plan despite constraints from seismic faults and a topography that rises over 300 feet in elevation from one end of the complex to the other.
Redlands commerce center

The Redlands Commerce Center is home to three HPA projects. The first building was designed for Salton Inc., a leading marketers and
distributors of a broad range of branded small house-appliances, pet & pest products and personal care products. The facility has a staggering footprint of approximately one million square feet, which was custom designed from the ground up to their particular requirements. The second building was developed by AMB and again exceeds a million square feet. Weber Distribution LLC, is currently occupying this building. Weber Distribution is a leading West Coast provider of dedicated ware-housing and logistics. The third building was developed by Davis Partners and is approximately
390,000 square feet.
CenterPointe Business Park
Location: Moreno Valley, CA

The Moreno Valley represents an avenue of growth for industrial development in the Inland Empire. Further out than more built-up areas in Ontario or Riverside, there is land available for new, large-scale distribution facilities to service the Southern California Region. Ridge Realty Group
has capitalized on this growth with a project designed by HPA that equals the standards of buildings available in Ontario at lower lease rates. In a testament to Ridge’s vision and HPA’s design, the CenterPointe project built-out almost 2 million square feet of fully leased facilities in just a couple of years.
High Grove Business Park
